Minutes of the Board of Directors Meeting

Call to Order:
President, Tom Henson called the meeting to order at
7:30 pm. A quorum was present.
Minutes:
Amy Pulliam read the December 12, 2002 meeting
minutes. The minutes were
approved.
Treasury Report:
Will
Jones read the January treasurer’s report.
Beginning balance was $9,303.53. Total income was $24,424.47. Total expenses were $12,812.03. Net income $11,612.44. Ending balance $20,915.97. The treasurer’s report was approved.
Architectural Committee:
Tom
Henson discussed that an e-mail had been submitted through the CHEHA website
noting that an outbuilding was erected at 6911 E. 89th Place on February 7, 2003, which exceeds the
covenant maximum height of 9 feet. Mr.
Kevin Stone was in attendance at the Board meeting and Tom Henson suggested
that Mr. Stone file an application with the architectural committee to see that
the matter was resolved.
Security Report:
Jack
Nommensen passed out a Security Timesharing Service Patrol & Inspection
Instruction Sheet that Pinkerton Security uses as a checklist when patrolling
our neighborhood. This checklist showed that in a one-month period (January),
Pinkerton noted that starting at 8pm there were 30 garage doors left open. Mr.
Nommensen also shared with the Board a list of CHE Security Goals, which included:
Prominent Visibility, Appropriate Time Coverage, Adequate Area Coverage,
Practical Objectives, Cooperative Vendor Relationships, Affordability and
Resident Involvement.
After
assessment of Pinkerton, Mr. Nommensen rated them the following: Very Cooperative,
Satisfactory Performance, Unsatisfactory Coverage and An Eager to do more
Attitude. It was requested that
Pinkerton not make note of open garage doors until after the midnight hour.
Mr.
Nommensen will be posting a Pinkerton Security sign at the 87th &
Memorial CHE Entrance. We will see what
the CHE residents think as well as what the Board thinks about the sign and we
will discuss the sign issue at our next meeting.
The
Crescent Court Neighborhood has contacted Tom Henson about our neighborhoods
going in together and sharing a common security company.
It
was decided that a security committee of Mark Burns, Jack Nommensen and Bob
Teasley be established. The committee
will meet and come back to the board with recommendations about how to handle
the neighborhood security in the future.
OLD BUSINESS:
Budget:
The Board will try to approve the 2003 Budget in
March.
Landscape Committee:
Bob Teasley reported that Lynn Mansur, a landscape specialist with River Oaks Landscaping will be trimming and cleaning all of the flowerbeds at the various CHE entrances. Mr. Teasley is also trying to locate water leaks with our sprinkler systems.
Chimney Hills Directory:
Patty Taylor has had over 150 e-mails and phone calls from CHEHA members with updates to the directory. Patty will be ready to print the directory in March.
Delinquent Homeowners:
Tom Henson asked for permission to start with the two most delinquent homeowners in CHE and take them to small claims court to see if the CHEHA could collect their past dues. Lisa Kunkel would like to know from our attorney if taking delinquent homeowners to small claims court could leave CHEHA liable. Tom said he would get an answer to Lisa’s question for the following meeting. Angie Walters and Tony Edwards, owners of Monetary Recovery Specialists, offered their services to help CHEHA try to collect these outstanding dues.
NEW BUSINESS:
Union Graduation
Celebration:
Chimney
Hills Estates was asked by Union High School for our Homeowners Association to
make a cash donation to their Union Graduation Celebration. A motion was made to NOT make a cash
donation to the program BUT to put all of the necessary information in the
CHEHA Monthly Newsletter and allow individual homeowners the opportunity to
make their own cash donations to help with the Union Graduation
Celebration.
There being no further
business, the meeting was adjourned at 8:41 pm.
