| Paragraph W(a) states that each lot owner shall be a
member of CHEHA (the "Association") in order that the
responsibility for the care and upkeep of the Addition is fairly
distributed.
Interestingly, there are those who live in Chimney Hills that chosen
not to conform with this requirement and have never paid dues. This is
even though the rest of us, as property owners, are contributing not
only money, but also volunteer labor in the care and upkeep of our
community. We have a community that we all should be proud of as it is a
very beautiful area. Thos does not happen by accident as in the
background there are many individuals who are making sure that Chimney
Hills remains as nice as it is.
Suppose I am a home owner in CHimney Hills and elect not to pay my
dues? Some have lived here for years and have never paid. That
commercial on television a couple of years back that had a theme of
"pay me now or pay me later" can readily be applied here. I,
as a non-paying member, should expect when I sell my house, to be
assessed all back dues plus substantial penalties. The way this happens
is that the closing company contacts our association to ascertain if
there are any outstanding monies due the association. If there are
monies due they are subtracted from the selling price of the house thus
reducing the homeowners profit.
So, if you are one of those non-paying homeowners, you might want to
reconsider your position. |
