The
Architectural Committee needs to clarify a common misconception being circulated
relating to the shingle selections that were approved by the homeowners last
winter. The election to allow certain laminated asphaltic shingles is
restrictive to the manufacturer and type of shingles allowed. You
may not just install anything you wish to buy.The
shingle must be on the approved list. Otherwise you will be asked
(required ) to remove any non-complying shingle. To simplify the
process you should keep proof of the type shingle you had installed. This proof
might include samples of wrappings from the shingle bundles.
Last
year, as we began to get into the question of the type shingle we wanted, one
overriding consensus was reached: It
was decided that the shingles that we would use in Chimney Hills would be
unusual and distinctive in appearance and of good quality. In
reaching a common agreement on which shingles these would be, we researched and
discussed laminated shingles from all the manufacturers. Thus, we were exposed
in public forum (board meetings) to all the various types of shingles on
the market. From all of these, three were selected that everyone felt
represented the criteria of being desirable in appearance and being of good
quality. After this was accomplished, it was submitted to Chimney Hills
Homeowners, who subsequently approved the three shingles. The
bottom line is this: until a manufacturer comes forward with a new, unusual,
distinctive and quality shingle, we will not be approving any substitutes.
This should not, however, deter any of you from helping in the search for these
new acceptable shingles. When one is found and you wish to use it, please submit
it to the Architectural Committee and we will give it an honest appraisal.
Remember
our roofing covenants when your insurance company insists they replace your hail
damaged roof.

Approval Criteria for Shingles Not Currently on Approved
List:
Some
of you folks may find you want to consider a shingle that is not now on the
approved list. In such case there are a few things you should keep in mind which
may help in getting your selection approved by the architectural committee.
Listed below are the important criteria that you should use in finding that
distinctive shingle:
Color:
The intent is to simulate or be harmonious with the color of weathered wood
shingles or slate (in the case of Capstone). If this presents itself as a
problem, use the colors above as a guideline.
Shingle
Appearance: We will look favorably on a shingle design having a lot of
surface definition with a strong profile. It should have a distinctive, and not
a common, appearance. If it looks exactly like wood shingles or resembles slate,
so much the better. Almost certainly this means that you should be looking at a
laminated shingle type - we
will not approve flat-appearing, low-cost shingles.
This type shingle would be in opposition to the developed concepts as approved
by the vote of the homeowners.
Manufacturer:
It is possible that others will want to use the shingle you might have
selected and had approved. Because of this possibility we would not want to
approve a shingle that is not fully backed by the manufacturer. In
other words,if
a company has a reputation for not standing behind their product, we will work
to exclude that company from Chimney Hills Estates.
